This advice may be useful when considering to buy an older property.Your homebuyers report will outline the observations made about the roof with a recommendation on what to do next: usually repair or, seek further advice if it is suspected to be in need of replacement. As an installer i have seen roofs which appear from the ground to be in a poor condition but on inspection they are reasonably well fixed and keeping the water out; the opposite can also be true, a roof seen from the ground appears to be in good condition but on inspection they are failing and ready to be replaced, finding out this information can sometimes come at an extra cost.
As a guide slated roofs were expected to last between 80 and 100 years, clay plain tiles between 60 and 80 years and concrete tiling between 40 and 60 years all depending on location; properties with more exposure tend to have roofs that fail sooner in the time frame rather than later.
The advice is: find out how old the property is, find out if it is the original roof covering and find out what type of tile are on the roof, sometimes it is not clear if they are clay or concrete. If you are buying a property that is 100 years old with the original slated roof then at some point you will have to replace it, the same applies for a 60 year old property with a concrete tiled roof.
